PROCESSING OF APPLICATION AND ISSUANCE OF ZONING AND LOCATIONAL CLEARANCE

SCHEDULE OF AVAILABILITY OF SERVICE: MONDAY TO FRIDAY, 8:00 AM –5:00 PM
WHO MAY AVAIL OF THE SERVICE:INDIVIDUALS, FIRMS, CORPORATIONS OR GOVERNMENT ENTITIES WHO WILL APPLY FOR:
1. ZONING/LOCATIONAL CLEARANCE FOR PURPOSES OF:
A. CONSTRUCTION OF NEW BUILDING
B. REPAIR / RENOVATION OF EXISTING BUILDING
C. CONSTRUCTION OF PERIMETER FENCE
2. ZONING PURPOSES (CLASSIFICATION OF THE PROPERTY)

WHAT ARE THE REQUIREMENTS:
1. Transfer Certificate of Title (One Certified Copy from ROD)
2. Tax Declaration (One Photocopy)
3. Tax Receipts or Tax Clearance (One Photocopy)
4. Notarized Affidavit of Consent (if not owner of the lot) (One Copy)
Notarized Deed of Sale (One Photocopy); or
Notarized Contract to Sale (One Photocopy), or
Joint Venture Agreement or Certificate of Incorporation for Corporation (One Photocopy)
5. Vicinity Map drawn to appropriate scale, indicating clearly and specifically the exact location of the proposed site and
existing land use/s within a radius of 500 meters and duly signed by licensed geodetic or civil engineer
6. One set of building plan with Bill of Materials and Cost Estimates signed and sealed by the Engineer and conformed by the Owner.
( Note: For projects using indigenous materials and less than 20 sq. m., only sketch plan is required with Electrical Lay-out Plan).
7. Barangay Clearance (One Photocopy)
8. Special Power of Attorney (SPA) or Authorization if in case the applicant is a mere representative or authorized person by the land owner/project proponent
9. One Long Brown Envelope or Folder
10. Additional Requirements (Case to case basis)
Clearance from the concerned regulating agencies like DENR, DA, DPWH, NPC, DOH, NTC, DOTC, etc. for special projects such as
a. Environmentally Critical Projects
b. Environmentally Critical Areas
c. Industrial Projects
d. Subdivision and Condominium Projects
e. Sanitary Landfills and Cemetery/Memorial Parks
g. Tourism Projects
g. Reclamation
h. Telecommunications
i. Piggery
j. Poultry
k. Funeral Parlor
l. Other Projects with high impact on the environment and the population/residents

DURATION: 2 hours (excluding travel and waiting time), 5 working days (for inspection and processing)

HOW TO AVAIL OF THE SERVICE:

Advise the client to go back to the City Planning Office-Zoning and Evaluation Division
3 Go back to the City Planning Office-Zoning and Evaluation Division and present the Official Receipt Check the Official Receipt 5 minutes CPDO Staff No fees required None
Record the application in the logbook
